Booking Conditions
Bookings are subject to accommodation availability and payment confirmation.
To confirm the booking, the guest must complete the payment as specified in the listing.
Prices for bookings, cleaning fees, or other conditions are those shown in the listing at the time of booking.
All prices include VAT at the legal rate in force.
If an invoice with a tax identification number is required, the necessary details must be provided by the check-out date.
Cancellation Policies
Guests may choose between two booking options at the time of confirmation:
1. Flexible Rate (Cancellation up to 21 days)
With this option, the reservation amount will only be charged 21 days before the check-in date. Cancellations made up to that date are free of charge.
If the cancellation occurs between 21 and 7 days before check-in, 50% of the total amount will be refunded.
If the cancellation occurs within 7 days of check-in, no refund will be issued.
2. Non-Refundable Rate (with 10% discount)
This rate offers a 10% discount on the total cost of the stay.
Payment is made at the time of booking and is non-refundable, regardless of the reason for cancellation.
Municipal Tourist Tax
The Municipal Tourist Tax in Sintra has been charged since March 2019 by tourist accommodations and local lodging establishments to their guests.
Rate: €2 per night, per guest, up to a maximum of three consecutive nights.
Exemptions from the Tourist Tax apply to:
a) Guests under the age of 13;
b) Guests whose stay is fully offered by the accommodation;
c) Guests and their companions who are in the municipality for proven medical reasons, such as consultations, exams, or treatments;
d) Guests staying by express order of the City Council or Social Security.
Payment Methods
Bookings may be paid using Visa or MasterCard credit cards.
Guests are also subject to the specific rules outlined in the accommodation listing.
Stay Conditions
- The booking holder must be at least 18 years old and must stay in the booked accommodation for the entire duration.
- Guests under 18 can only stay if accompanied by an adult who is the booking holder.
- The booking holder must provide a valid address, phone number, and email address.
- Parties or events are not allowed in any of our apartments.
- Smoking is not permitted inside the accommodation.
- According to Article 45(1)(a) of the Convention Implementing the Schengen Agreement, the accommodation of foreign citizens must be reported to AIMA (formerly SEF), meaning anyone without Portuguese nationality.
- To comply with the above, all foreign guests must provide all required identification details before check-in, using the Accommodation Bulletin sent via message or email.
- Guests must notify the host of any damage to the property, furniture, equipment, or accessories during their stay, even if they believe the damage is due to normal wear and tear or not their fault. Failure to report such damage may result in the guest being held responsible.
Use of Personal Data
The personal data collected during the booking process is processed by QTFL LDA in accordance with the GDPR and is used exclusively for managing the reservation and providing the contracted services.

Purpose of Data Processing Data is used to process the booking, communicate relevant information regarding the stay, issue invoices, and fulfill legal obligations (e.g., reporting to AIMA for foreign guests).
Types of Data Collected We may collect personal data such as name, ID number, nationality, date of birth, country of residence, address, phone number, email, payment details, and other information needed for the booking and stay.
Data Retention Data will be retained for the period necessary to fulfill the above purposes and as required by applicable law.
Data Subject Rights Guests have the right to access, correct, delete, or restrict processing of their data, as well as the right to data portability and to file a complaint with the competent authority (Comissão Nacional de Proteção de Dados – CNPD).
Security Measures We adopt appropriate technical and organizational measures to protect personal data against unauthorized access, loss, alteration, or disclosure.
Data Sharing Personal data may be shared with third parties essential to the booking process, such as payment services or legal platforms, always ensuring GDPR compliance.
Check-in and Check-out
- Upon check-in, identification documents may be requested from the booking holder and all foreign guests to confirm the information provided.
- Unless otherwise agreed, check-in must occur during the time window specified in the listing.
- Check-out must be completed by 11:00 AM, and all guests must vacate the property by this time.
- Any changes to check-in or check-out dates and times must be confirmed by the host.
- The host is not responsible for any belongings left behind. Items found may be returned upon request, but the guest is responsible for all shipping costs.
Cleaning, Linen, and Towels
The property will be cleaned prior to guest arrival. The basic service includes a set of towels, bed linen, and some toiletries per reservation.
Additional cleaning services, including towel and linen changes, are available on request for stays of 7 nights or more
Guests should keep the accommodation as tidy and clean as possible and leave it in good condition at check-out.
Noise, Illegal Activities, Safety
- By law, the quiet period is from 10:00 PM to 8:00 AM, and guests are expected to respect it.
- Guests should avoid disturbing neighbors, including when opening or closing the accommodation door or the main building entrance.
- Bookings for illegal or immoral activities are not accepted.
- Guests are primarily responsible for their own safety during their stay.
Governing Law and Unforeseen Circumstances
This agreement is entered into between the guests and the host, who is duly authorized to provide the accommodation.
This agreement grants guests a temporary license to occupy the accommodation under the agreed terms and period.
Guests are not tenants and do not hold exclusive possession of the property.
In the rare event that the accommodation becomes unavailable due to circumstances beyond the host’s control (e.g., water or gas leaks), the host is not liable for resulting inconveniences, but will take all necessary measures to relocate the guest to a similar property.
